We are actively seeking multi-family properties, mobile home communities, self-storage facilities or shopping centers in the southeastern United States.

Multifamily Criteria:

Minimum of 100 units to a maximum of 300 units
Will look at all cash or leveraged purchases
Age - 30 years or less
Location - Georgia, South Carolina, North Carolina, Alabama, Tennessee, Florida
Will consider properties needing major rehab
Capitalization Rate - 7.0% or higher
Cash Flow - Should be able to show at least 8% cash on cash return with upside potential
Will look at A, B, or C quality properties that have upside potential
Will consider Joint Ventures
